0:23Yeah, it's not really. I just got back from a week there, and I've been kind of turning it over in my head since. Didn't want to write about it right away, wanted to sit with it a bit first. Okay, so for anybody who doesn't know, what is Hope Heals Camp exactly?

0:37So it brings together families who are living with disability, and for a week, they just get to be a family. Not a diagnosis, not a set of appointments, not a list of things to manage. They get rest, they get to laugh, they're around other families who understand their exact day-to-day without having to explain it.

0:57That sounds like it would be pretty emotional to be around. Every year, man. I go knowing it's going to wreck me a little, in the good way. There's something about being around people who've been through more than most of us ever will, and watching them still find joy, still laugh loud, still hope. It resets your perspective on what actually matters.

1:21You wrote that it reminds you of a few specific things every time you go. What's the first one? That showing up matters more than having the right words. Most of the time, people don't need you to fix anything. They need you to be there, pay attention, and not rush them.

1:40I love that. What's the second thing? That everybody's carrying something. You don't always know what it is when you meet somebody at a listing appointment or shake their hand at a closing table, but everybody's got a story that's harder than it looks from the outside.

1:56Right. Exactly. You never really know what somebody walked through to get to that table with you. And the third thing, honestly the one that sticks with me most, is that hard things are still doable. That's not just something I like to say. I watched it in person again this week. Families doing genuinely hard, exhausting, day in, day out hard things and still choosing joy in the middle of it.

2:22Okay, so here's what I'm curious about. How does a week at camp connect to selling houses in Wilmington? More than people would think, selling a house is rarely just a transaction. It's tied to something bigger. A death in the family, a divorce, a job loss, a move to be closer to aging parents, a downsize because the stairs got harder. People walk into that first conversation carrying more than they say out loud.

2:52So after 27 years doing this in Wilmington, what have you actually learned works? The sellers I help best are the ones I slow down for. Not the ones where I rush through a pricing conversation and hand over a marketing packet. The ones where I actually listen first to what's really going on, what the timeline pressures really are, what they're worried about that they haven't said out loud yet.

3:19That's the same muscle camp exercises in you, huh? Exactly the same muscle. Be present. Pay attention. Don't assume you know somebody's whole story just because you know part of it. So why share this on a real estate blog at all? Some people might read it and go, wait, what does this have to do with buying or selling a house?

3:39I get that. But I don't usually write about camp here and I think the two things are more connected than they seem. If you're a seller in the Wilmington area right now, odds are you're not selling just because you feel like it. There's a reason behind it. And that reason deserves somebody who will actually listen before they start talking price and marketing.

3:59So how does your team actually approach a listing, starting from that mindset? We try to start with the whole picture, not just the square footage. Pricing, timing, how to get a home sold without a lot of unnecessary stress. All of that matters, but it starts with hearing the real story first.
