Oh yeah, I hear from somebody almost every week

0:39thinking about this exact move. And honestly, it's kind of fun because every city brings a different reason. Folks from New York or D.C., they're ready for a slower pace. Raleigh and Charlotte people, they're chasing water and warmer winters, but they don't want to leave the state. And then Atlanta folks, they just want that smaller town feel without giving up good jobs and good food. I love that you can already sort of categorize it by city.

1:05So, is it ever just one thing that draws people or is it always kind of a mix? It's almost never just one thing. It's usually a combination. The water, the historic downtown, the pace of life, and honestly, the local economy has been doing well too. I actually wrote about Wilmington's job growth ranking a while back and it keeps coming up in conversations with people relocating. Because look, a place can be pretty, but if the job picture isn't solid, that's a real consideration for a family making a move like this. Right. You can't

1:38just move somewhere because it's scenic if there's no work to be had. So, break it down for me. What's the NYC and DC person actually looking for versus somebody from Raleigh or Charlotte? Sure. For people coming from NYC or DC, it's pretty simple. More house, more yard, more water, a slower morning. For Raleigh or Charlotte folks, it's usually about trading a landlocked city for a coastal one without starting over in a new state. And Atlanta folks, it's often about scale. They want a city that still feels manageable, not something

2:09sprawling. That makes total sense. Okay. So, once somebody decides, all right, I'm doing this, I'm moving to the coast, where do they even start looking? Is it just Wilmington itself? Not necessarily. And this is where I spend most of my time with relocating buyers, honestly. Wilmington itself isn't your only option and it's not always the right one depending on what you want. Leland across the river has grown fast and it's got a different price point and feel than in-town Wilmington. I actually put together a guide

Figure out the comparison before you're standing in somebody's kitchen getting emotionally attached, right? Exactly. Exactly. And beyond Leland, you've got Brunswick County beach towns, Pender County's got a quieter growth corridor happening and plenty in between. You can browse homes for sale in New Hanover County or Brunswick County just to get a feel. And honestly, if you want to see every neighborhood

Moving from NYC or DC is just a bigger logistical lift than moving from Raleigh or Charlotte.

The logistics versus the emotional side, because I imagine even if it's an easy drive, it's still a big life change. 100%. But either way, the move is doable. We can do hard things. You

So once someone's actually ready to look seriously, like they've decided this is happening, what does that process look like with you and your team?
