1:21Like, what do you actually tell them? I tell them the truth. It depends on your specific situation. Are you selling a home that's priced right and in good condition?

1:30You probably have leverage. Are you a buyer with flexibility on timing and location? You've got options. But the real key is understanding the fundamentals, inventory levels, how fast homes are selling, and what prices are actually doing.

1:46That's where you get your real answer. Absolutely. And that's why I always tell people, don't get caught up in the headlines about whether it's a buyer's or seller's market.

1:58Instead, focus on what the numbers are telling you in your specific neighborhood, your price range, and the type of property you're dealing with. That's where the real insight is.
