0:38When you've got peak seasons bringing in tons of visitors, that directly impacts property values, rental demand, and how quickly properties turn over. It's all connected.

0:49So walk me through that a little bit. When you say that tourism affects values, are you talking about short-term rental prices going up? Or is this actually changing what people will pay to own a beachfront property long term?

1:02Both, actually. So during high tourism seasons, you see a spike in short-term rental income potential, which makes investors way more interested in beachfront properties.

1:14That increased demand pushes prices up. But here's the thing. It's not just about rentals. Even owner-occupants are looking at these properties during peak season when everything looks amazing, and they're willing to pay more because they're seeing

1:28the best version of the market. Right, right. So it's kind of like the tourism season is almost like a marketing machine for the properties themselves.

1:38Everyone's here. Everyone's seeing it. Everyone wants to be part of it. Exactly.

1:43And then when you look at turnover rates, how fast properties are selling, that's where it gets really interesting. During peak tourism months, you see faster sales cycles, more competitive bidding, and properties moving off the market quicker.

1:57But then when the seasonal traffic drops, things slow down. The market gets quieter, inventory sits longer, and sellers have to adjust their expectations. So if someone's thinking about buying or selling beachfront in Sarasota, they really need to understand this cycle.

2:13I mean, the timing of when you list or when you buy could make a huge difference, couldn't it? Absolutely. If you're a seller, you want to be on the market when tourism is ramping up.

2:25That's when you've got the most eyes on properties and the most buyer interest. If you're a buyer, you might actually find better deals during the slower seasons because sellers are more motivated and there's less competition.

2:38It's all about understanding where we are in that tourism cycle and using it to your advantage. That's such a smart strategy. So for someone who's maybe new to investing in beachfront or just thinking about buying their dream home down there, what's the one thing you'd want them to know

2:55about how tourism shapes the market? I'd say this. Don't make decisions in a vacuum. Look at the tourism trends, understand the seasonal patterns, and think about how that impacts not just what you're paying,

3:09but what your property could generate or how quickly you might be able to sell it. The market isn't static. It breathes with the seasons.
